Additionally, for leasehold properties:
1. A copy of the lease;
2. Most recent service charge accounts and receipts covering the previous 36 months;
3. Where appropriate, the most recent requests for payment of service charges, ground rent, and building insurance;
4. Any regulations or rules that apply to the property that aren't mentioned in the lease and any proposed amendments;
5. The name and address of the landlord and/or management company;
6. A summary of any works being undertaken or proposed

Is the HIP needed for all properties?
If certain documents (i.e. searches, leasehold information, evidence of title for unregistered home and leasehold/commonhold information) cannot be obtained in time, sellers can start marketing with a Pack that includes an index, sale statement, evidence of title and an Energy Performance Certificate only.
However, the seller must be able to show that the missing items have been commissioned, and are expected to arrive as soon as practicable - certainly no later than 28 days of the property being put on the market.
